When you list on MUVAWAY, you decide three things yourself: the deposit (an amount you choose, at most two months' rent in total), how utilities are handled (included, a fixed flat rate, or a flat rate with a top-up payment) and, if you like, a discount from 3 and from 6 months. The best setup is one where tenants understand the total cost at a glance.
How much deposit should you ask for?
You set the amount in your listing, tiered by length of stay if you like, at most two months' rent in total. You return the deposit no later than one month after the keys are handed back.
The tenant pays the deposit directly to you at the key handover. MUVAWAY does not hold it. Think about what suits your home and the rental length: for a finca with a pool let for a whole year, a different amount may feel right than for a small apartment rented monthly for two months.
Which utilities option suits you?
- Included: electricity, water and the rest are part of the rent. It is the simplest option for both sides; you build expected usage into your price.
- Fixed flat rate: a fixed amount is added to the rent every month. The tenant knows exactly what they pay.
- Flat rate with top-up: the flat rate is the limit. If usage is higher according to the meter photos, the tenant pays you the difference directly.
Set the flat rate to match your home's usual consumption. A clear figure makes planning easier for both of you.
How does the discount affect the price?
The discount is optional and applies from 3 and from 6 months. The suggestion is 5 % and 10 %, and you can change the values or set them to zero.
An example: your rent is €2,000 a month and you give 5 % from 3 months. Someone who books four months pays €1,900 a month. With 10 % from 6 months, it would be €1,800 a month. The platform fee of 8 % + IVA, or 9.68 %, applies to each monthly rent actually paid. From €1,800, you receive €1,625.76.
What do tenants see of the total price?
Your listing shows the rent, the utilities option and the deposit. Each month the tenant pays the rent, plus the flat rate if you chose one. The deposit is paid once, directly at the key handover. You cover the platform fee; tenants pay nothing extra to use MUVAWAY.
How do you make the total cost transparent?
Say in your description what the flat rate covers, for example electricity, water or internet, and how the home is heated. Work out once what a month costs in total and check that your listing reflects it. Whoever books should know what to expect beforehand. That saves questions in chat and discussions at move-out.
