About MUVAWAY

What is MUVAWAY?

Furnished temporary homes in Mallorca. From 32 nights to 12 months. Landlords and tenants agree their stay directly with each other.

Which areas of Mallorca does MUVAWAY cover?

The whole island. Search by your dates and preferred area to see available properties.

Renting a place

How long can I rent for?

On MUVAWAY, landlords offer stays of 32 nights to 12 months. Every stay needs a genuine, temporary purpose. You describe it in your own words in your booking.

Do I have to travel to Mallorca before renting?

No. Photos and video are in the listing; ask your questions in the chat. You see the home in person at handover; if something is wrong, report it after move-in.

Is the landlord really allowed to let the property?

We review listings under our publication rules. This is not a comprehensive legal assessment of the property. Automated checks support the team; publication during the current launch operation requires team approval. Flags receive human assessment. A winter-related word alone means neither rejection nor legal approval. The landlord is responsible for content, images and accurate details; MUVAWAY handles specific unlawful-content notices and its own legal duties.

What does it cost, and who pays what?

You don't pay us a platform fee. The landlord pays a platform fee of 8% plus VAT (21%) on every rent paid (9.68% incl.), with no minimum; Stripe withholds it from each payment. The fee is deducted from each month’s rent, not upfront on the whole contract. Full months cost the monthly rent; remaining days one thirtieth each. The deposit does not count. Before move-in, the cancellation rule shown in your booking applies: free of charge up to 14 days before move-in (inclusive); if you cancel later, the landlord can keep at most your first month’s rent. The preview shows the exact amount retained and your refund. After move-in you can end the booking on the platform with 10 days’ notice, at the earliest one month after payment of the first month’s rent. Anything paid in excess is refunded; any outstanding amount is charged to your card.

What documents do I need as a tenant?

In your booking you describe the purpose of your stay in your own words (20 to 1,000 characters) and give your dates. We do not ask for proof; do not include any health information. You verify your ID once via Stripe; we do not store a copy.

How much is the deposit, and how do I pay it?

You pay the deposit directly to the landlord at key handover. MUVAWAY does not hold it. The landlord sets the amount in the listing.

When exactly do I pay what?

You book with your card; nothing is charged until the landlord confirms, and the landlord has 48 hours to do so. If move-in is then at most 80 days away, month 1 is charged on confirmation. With a longer lead time the booking is reserved, and month 1 is charged 80 days before move-in. Once month 1 is paid successfully, the booking is fixed. If a charge fails, you can pay yourself within 48 hours; afterwards the booking ends at no cost. If your card does not work, you can pay by bank transfer if you prefer; the money must arrive within 3 bank working days of the confirmation. You may have at most 2 unpaid reservations; we check this when you book. From month 2, rent is due 10 days before the rental month starts and is then charged automatically to your saved card, with a notice 3 days beforehand. For every listing, you can book move-in up to 12 calendar months ahead.

What happens if a charge does not go through?

The same day you receive a message with the date from which the landlord may end the booking. We automatically try again on day 3 and day 6, and you can pay yourself at any time, change your card or pay by bank transfer. If the rent is still unpaid, the landlord may end the booking from the start of the rental month.

Is my booking with MUVAWAY or with the landlord?

The tenancy is directly between landlord and tenant. MUVAWAY is not a party to it: we provide the platform, and payments go through Stripe straight to the landlord’s Stripe account. There is no MUVAWAY balance.

When do I get the landlord’s contact details?

Full name, exact address, phone and email are shared with both sides only once the first month’s rent is paid. Until then you write in the chat on MUVAWAY. Legally required pre-contract information about the landlord and the property is available if you ask us at info@muvaway.com.

Listing your property

What do I need to list a property?

MUVAWAY does not normally require proof of ownership to be uploaded when listing. As a landlord, you must still keep the required property documents and evidence available and provide all legally required information. For the energy certificate, the consumption and emissions class (A–G) are enough; further values are optional. For an exemption, a short reason is enough and you do not upload a document.

Do I need an ETV licence?

On MUVAWAY, landlords offer mid-term rentals for an actual temporary housing need, from 32 nights up to 12 months. Whether letting your property is lawful depends on its use, documents and letting model and is your responsibility as landlord; if in doubt, get current legal advice for your property.

What happens at the end of the term?

The end date and the purpose of the stay are in the booking confirmation, which is the contract document. The real purpose and circumstances of the tenancy matter, not only a label.

What does listing cost me?

Listing is free. The landlord’s fee is deducted only from rent actually paid. 8% plus VAT (21%) = 9.68% incl. on every rent paid, with no minimum; Stripe withholds it from each payment and MUVAWAY bears Stripe’s costs. The fee is deducted from each month’s rent, not upfront on the whole contract. Full months cost the monthly rent; remaining days one thirtieth each. Example: of €1,800 you receive €1,625.76.

When do I receive the rent?

Rent goes through Stripe straight to your Stripe account. You receive the first month’s rent at the earliest 48 hours after the agreed move-in (15:00), if no report about a defect, failure to move in or deposit remains open. From the second month, rent is charged 10 days before the rental month starts and reaches you at the start of the month. So you know before every month whether the rent is there. The tenant books with their card; you confirm within 48 hours. With at most 80 days' lead time, month 1 is charged on your confirmation. With a longer lead time the booking is reserved, and month 1 is charged 80 days before move-in. Once month 1 is paid successfully, the booking is fixed. If a charge fails, the tenant can pay within 48 hours; afterwards the booking ends at no cost. From month 2, rent is due 10 days before the rental month starts and is then charged automatically to the saved card. Tenants can book a move-in up to 12 calendar months ahead. You set the deposit amount in the listing. The tenant pays it to you directly at key handover. MUVAWAY does not hold it. At the earliest 48 hours after the agreed move-in, if no report about a defect, failure to move in or deposit remains open, the first month’s rent goes to you minus your fee. Rent is charged automatically by card from the tenant and goes to your Stripe account at the start of each rental month, minus your fee.

Who chooses the tenant?

The landlord confirms or declines. There are no viewings before booking on MUVAWAY; the tenant’s protection is the defect window after move-in.

What if the tenant does not pay?

Every rent is charged 10 days before the rental month starts; if that fails, you hear about it the same day as the tenant, and we automatically try again on day 3 and day 6. If the rent is still unpaid, you can end the booking for non-payment in the chat from the start of the rental month and receive a payment overview as a PDF. Stripe checked the tenant’s ID before you confirmed, month 1 is paid before move-in, and you receive the deposit directly at key handover.

What if the tenant does not pay and does not move out?

You end the booking for non-payment in the chat; from then on nothing more is charged, and the payment overview as a PDF is your proof with all dates and amounts. You claim unpaid rent yourself, including from the deposit. Ending the booking does not allow you to remove the tenant from the home yourself or change the locks; in Spain only a court decides that.

Is there insurance against rent default?

Spanish insurers offer rent default insurance (seguro de impago de alquiler), some of them for temporary housing too. Price, term and cover vary a lot, and the insurer usually checks the tenant itself. You take it out yourself; the booking confirmation and the payment overview can serve as proof for the insurer.

Who is the contact during the tenancy?

You as landlord are the tenant’s contact for the property, repairs and the handover. MUVAWAY support helps with questions about the platform.

I'm an agency or property manager. Can I list homes?

Yes. You use a normal owner account with the same platform fee of 8 % + VAT as everyone else. When listing, you confirm that you are the owner or authorised by the owner, and you are responsible for photos and details. The booking names the owner as landlord, represented by you. You settle your own fee with the owner; MUVAWAY pays nothing to third parties.
