What a seasonal rental costs, and when you pay

Service fee 10% of the total rent plus VAT, due only once you sign. Rent and deposit go directly to the owner, never to us.

Summer on the island

October to April: mild, quiet, affordable. Three to six months is the most common term, and prices sit well below high season.

What you need as a tenant

Less than you expect: a short profile, your ID, the reason for your stay.

A short profile

Who is coming, why, what you live on. Five minutes in the application portal. That is what the owner decides on, not your name alone.

ID card or passport

Front and back, uploaded directly in the portal. No guarantor, no employment contract. Proof of income is optional; it helps when several applicants want the same property.

Deposit: two months' rent

That is what Spanish tenancy law provides for seasonal lets (LAU Article 36). It goes to the owner, not to us, and comes back within 14 days of moving out, less any documented damage.

No NIE needed

A passport or ID card is enough for the contract. You only need a NIE if you register as a resident or want utility contracts in your own name.

When to start looking

Seasonal rentals run against the holiday calendar. Knowing that, you search at the right time.

For winter, from August

The good properties for October to April are usually taken by September, because many owners re-let straight after high season. Start in late summer.

For summer, in spring

Between May and September supply is tightest, because many homes are in holiday letting then. Allow three to four months' lead time.

What is MUVAWAY?

MUVAWAY is a platform for furnished seasonal rentals in Mallorca, from 30 days up to ten months. It is not an estate agency and does not broker property sales. The tenancy is concluded directly between the owner and the tenant; MUVAWAY records the property, arranges the viewing and draws up the contract.

Which areas of Mallorca does MUVAWAY cover?

The whole island of Mallorca. Availability varies by month and location, and may include villas, houses and apartments; shared rooms are not listed. Tell MUVAWAY your dates and preferred areas, and we match the search across the island.

Renting a place

How long can I rent for?

MUVAWAY offers furnished stays of one to ten months. Every tenancy needs a real, documented temporary purpose, such as work, study, renovation, medical treatment or a fixed project, and the agreement records that purpose before signature.

Do I have to travel to Mallorca for a viewing?

No. MUVAWAY views the property on site and films it, and your questions are put to the owner during that visit. You decide afterwards, from wherever you are.

What does it cost, and who pays what?

Rent and deposit go to the owner. MUVAWAY charges a commission on the total rent for the agreed term: 10 percent from the tenant and 3 percent from the owner, plus 21 percent Spanish VAT. It falls due when the tenancy is signed. Wi-Fi and the final cleaning are always included in the rent. Utilities such as electricity and water come on top as a fixed monthly flat rate, and the amount is stated on the listing.

What documents do I need as a tenant?

Your ID card or passport, front and back. Nothing else — no payslips, no employment contract, no proof of income. Because rent and deposit arrive in full before you move in, the payment itself is the proof.

How much is the deposit, and who holds it?

Two months' rent, which is what Spanish tenancy law sets out for seasonal lets (LAU Art. 36). The owner holds it — MUVAWAY takes no deposit into escrow. After you move out the owner returns it within 14 days, less any damage they can document.

When exactly do I pay what?

You sign the contract first; nothing is due before that. Within 48 hours of signing, the first month's rent goes to the owner and the service fee to us. The remaining rent, the deposit and the fixed extra costs must have reached the owner 7 days before move-in. Then the keys are handed over. If you move in sooner than seven days after signing, everything falls due within 48 hours and always before the handover.

Is my contract with MUVAWAY or with the owner?

With the owner. MUVAWAY arranges the tenancy, prepares the contract and accompanies the handover, but the tenancy agreement is between you and the owner, and rent and deposit run directly between you two.

Listing your property

What do I need to list a property?

Address, size, rooms, availability and rent — that takes about five minutes, photos you can add afterwards. Before the listing goes live we ask for a title document (nota simple or equivalent), photo ID, the cédula de habitabilidad and the energy certificate; you upload them in your account whenever you have them. The property must be furnished and ready to move into.

Do I need a holiday-letting licence?

MUVAWAY does not offer holiday letting or stays by the night. Seasonal and tourist letting are different legal uses, but the requirements depend on the property, the way it is marketed and the agreement. We therefore verify the intended use and documents before publication; owners should obtain current legal advice for their specific property.

What happens at the end of the term?

The agreement states a fixed end date and the documented reason for the temporary stay. MUVAWAY checks those points before signature, because the real purpose and circumstances of the tenancy matter, not only the title printed on the contract.

What does listing cost me?

Listing, photos and the rental valuation are free. A commission falls due only when a tenancy is actually signed: 3 percent of the total rent for the agreed term plus 21 percent Spanish VAT. If nothing is let, nothing is charged.

When do I receive the rent?

The tenant pays you directly — MUVAWAY holds no money. Within 48 hours of signing, the first month's rent reaches you. The remaining rent, the deposit and the fixed extra costs for the whole term must have arrived 7 days before move-in. Only then are the keys handed over.

Who chooses the tenant?

You do. Every applicant provides ID and a rental profile, and we discuss purpose, dates and budget before any viewing. We pass on what we know and give you our assessment, but the decision is yours alone.

What if the tenant does not pay?

Because rent and deposit are due in full before move-in, an unpaid instalment surfaces before anyone holds a key. You set a written grace period of 48 hours, which never runs past the handover. After that you may terminate the agreement, and only actual, reasonable and documented costs may be withheld from what has already been paid.
