Few topics worry temporary renters more than Spanish bureaucracy. The good news first: you do not need a NIE to rent. A valid passport or ID card is enough to sign a seasonal rental contract. Here is the honest overview of what you actually need, and when.
The NIE: what it is and when it pays off
The NIE (Número de Identidad de Extranjero) is your Spanish foreigner identification number. It is not a residence permit, just a number the administration uses to recognise you. You do not need it for the rental contract, but you will need it for almost everything beyond it:

The rule of thumb: 1 to 3 months without working is perfectly doable without a NIE. If you stay longer, work here, or want contracts in your own name, apply early, because appointments are the bottleneck.
How to get the NIE
- Book an appointment (cita previa) online with the Extranjería or national police in Palma. Slots often run weeks ahead.
- Fill in form EX-15 and state your reason (for example, economic or social interests in Spain).
- Pay the fee (Modelo 790-012, around 10 €) at a bank beforehand.
- Bring passport, copies, the form and the payment slip. The number arrives immediately or within days, depending on the office.
Alternatively, apply through a Spanish consulate in your home country before you travel, which is often calmer. If you want to skip the whole exercise, a gestoría will handle it for a small fee.
EU citizens and the 90-day question
As an EU citizen you can stay in Spain freely, no formalities. If you plan to stay longer than three months in one go, the law expects you to register in the central foreigners register (the green Certificado de Registro, which includes your NIE). For a classic five-month winter that is the formally correct route; in practice, long-stay visitors decide based on their situation. If you work or want to build residency, there is no way around it.
Empadronamiento: registering at the town hall
The empadronamiento is the registration of your address with the municipality. You need your rental contract and your ID. For short stays it is unusual; it becomes relevant when you move your life here, register a car or use public services. A MUVAWAY seasonal contract is normally accepted by town halls as proof of address.
The bottom line for your monthly rental
For 1 to 3 months: your passport is enough, just come. From around 3 months, or with work plans: apply for the NIE early, appointment first. Everything else, from contract to deposit, is handled by the seasonal rental agreement, and that only needs you and your ID.
