Updated: 22 October 2026. This guide explains the platform offer and general rules. Actual use, applicable law and the version saved for your booking are decisive. A landlord’s consent does not replace statutory requirements.
MUVAWAY connects tenants and landlords for furnished housing with an actual temporary housing need, from 32 nights to 12 months. Describe your real reason in your own words. A single word causes neither automatic rejection nor legal approval. The offer does not include short holiday accommodation or hotel services.
What the 32-night minimum means
The current LAU provides for temporary housing stays of more than 31 days. On MUVAWAY, landlords offer stays from 32 nights to 12 months; landlords can set their own minimum and maximum within that range. Duration alone is insufficient: an actual temporary housing need and the other statutory requirements must exist.
A further booking of the same home does not create a legally unlimited fresh start. More than two consecutive contracts between the same parties or an unjustified combined duration exceeding twelve months can lead to habitual-housing classification under Article 9 bis LAU. A technical booking gap is not a guaranteed statutory reset. Changing the tenant does not automatically remove the successor-rent limit in Article 17.8 LAU.
The tenant books and saves a card; nothing is charged until the landlord replies. If the landlord confirms and move-in is at most 80 days away, the first month is charged. With a longer lead time it is charged 80 days before move-in. Successful payment makes the booking firm. Bank transfers follow the separately displayed process. The parties, actual reason, dates, costs and consent are recorded in the booking confirmation.
Under the current LAU, a temporary tenant can give ten days’ notice, effective no earlier than one calendar month after the contract is concluded. Displayed booking terms may offer more favourable cancellation rights; statutory rights remain. Consecutive contracts do not provide unlimited renewal: Article 9 bis governs reclassification and Article 17.8 limits successor rents.
See the current Terms of Use, FAQ, payment information and saved booking confirmation for the actual process. Landlords should obtain professional advice before letting in a legal borderline case.
